What We Do in Western Ohio

Prodigy is a single source for building work: building renovations and additions, commercial roofing, paving, HVAC, lighting, windows and doors, athletic facilities, career tech centers, theaters and auditoriums, storm damage restoration, and project management from design through closeout. We carry in-house engineering, architecture and project management, so the people who design your project are the people who run it.

Building Conditions in Western Ohio

Western Ohio sits on the high-lime glacial till plain, and the soil under most of it is Miamian — Ohio's official state soil, and a clay-rich one. USDA puts it at 35 to 45 percent clay in the control section, with permeability that runs slow to very slow in the substratum. On a till plain that means perched water, poor infiltration, and subgrade that usually needs treatment or undercut rather than compaction alone.

Depth to bedrock varies more than the flat ground suggests. Drift runs from a few feet to more than 500; one well near St. Paris reached 530 feet without hitting rock. Under the Miami Valley is the Great Miami Buried Valley Aquifer, sand and gravel commonly 150 to 200 feet thick, with water tables measured as shallow as 1.4 feet below grade. On a valley site that is a dewatering question before it is a foundation question, and it needs answering before elevator pits and deep utilities get designed.

The Miami Conservancy District's five dry dams and 55 miles of levee have protected this valley since the early 1920s, and much of the developed ground in Dayton, Moraine, West Carrollton, Miamisburg and Huber Heights sits behind them. FEMA has been updating the hydrology for the Great Miami, so levee accreditation and flood-map status are worth confirming before a site is committed.

One thing that is genuinely different here: the design frost line is 32 inches, against 36 in Toledo and 40 in the northeast snowbelt. That is the shallowest footing requirement in the state. The weathering classification is still Severe, so concrete, masonry and pavement get the full freeze-thaw treatment either way — what changes is how much you excavate to get there.

About Western Ohio

Englewood Dam, finished in 1921, runs 4,716 feet long and holds three and a half million cubic yards of earth — one of five dry dams Arthur Morgan built after the 1913 flood, and an ASCE National Historic Civil Engineering Landmark since 1972. The National Museum of the U.S. Air Force added a 224,000-square-foot fourth building in 2016 for $40.8 million. And Kettering's schools tell the region's story: the oldest dates to 1949, most run 60 to 74 years old, and voters approved a $222 million rebuild in 2026.

Which cooperative purchasing contracts can a Western Ohio district or city use?
All of them. Every cooperative contract we hold is available to public entities anywhere in Ohio, including all nine Western Ohio counties. Which one fits depends on the entity type, the scope of work and whether you already hold a membership. We'll help you figure that out before you commit to anything.

What size projects do you take on?
Our sweet spot is complex renovation work in the $250,000 to $20 million range, and we do a lot of projects in the $250,000 to $500,000 band. Very small scopes — a short stretch of sidewalk, a single repair — are usually better handled by a local contractor, and we'll tell you so.

Do you self-perform the work or subcontract it?
Both, depending on the trade. We carry in-house engineering, architecture, project management and general labor for some trades, and we buy all material ourselves rather than passing that to subcontractors. That means pre-construction planning has to be exact, which is a large part of why our projects run the way they do.

We've never worked with Prodigy. How does a project start?
Usually with a conversation and a walk-through. We develop the project with you to fit the budget, bring contractors in during budgeting rather than after, and charge little or nothing for the initial design work. You'll know what it costs before you're committed.

Do you handle design as well as construction?
Yes. We lead with engineering — function first, then architecture — and the engineers who design a project also manage it, so small problems get corrected in the field instead of becoming change orders. On large or highly specialized work we partner with outside architecture and engineering firms, and you pay for that only as it's needed.
