What We Do in Northeast Ohio
Prodigy is a single source for building work: building renovations and additions, commercial roofing, paving, HVAC, lighting, windows and doors, athletic facilities, career tech centers, theaters and auditoriums, storm damage restoration, and project management from design through closeout. We carry in-house engineering, architecture and project management, so the people who design your project are the people who run it.
Building Conditions in Northeast Ohio
The snowbelt is a structural fact here, not a weather complaint. Geauga and Lake counties adopt a 30 psf ground snow load against 20 psf for most of Ohio, and Geauga allows no reduction of roof snow load for slope, exposure or thermal condition. Footings go to 40 inches instead of 32. Ohio's code leaves the number to the local jurisdiction precisely so counties with the snowfall record can raise it, and these have.
Ohio EMA puts annual snowfall in Lake, Geauga and Ashtabula counties above eight feet, against one to two feet in the southwest of the state, and notes that a single intense cell can drop 48 inches in under a day. That is a roof drainage and ice damming problem as much as a load problem, which is why eave detailing and underlayment get more attention on this side of Ohio.
On the lakefront, open water changes the wind exposure category, and the bluffs are moving. ODNR designates Coastal Erosion Areas on a 30-year recession projection, and a permit is required to put up a new building or add 500 square feet or more inside one. That is worth checking before a site is bought rather than after.
Underneath, the region is glacial fill of wildly varying depth — as much as 450 feet in the buried valleys south of the lake and more than 250 near the Cuyahoga — over Pennsylvanian sandstone and shale in the southeastern counties where the Appalachian Plateau begins. The interlobate country around Akron and Canton is kames, kettles and eskers, which is to say granular deposits that change character over short distances.

About Northeast Ohio
Terminal Tower stands on foundations reaching nearly 250 feet below grade — 52 stories and 708 feet, finished in 1930, and the tallest building in the world outside New York City for the next 23 years. Building the Union Terminal complex around it took 17 acres and the demolition of more than a thousand buildings. The region's schools have been rebuilding at a comparable scale: Cleveland's program opened with a $335 million bond in 2001 and is now into its ninth segment.

Yes. We work across all nineteen Northeast Ohio counties, from Lorain and Erie in the west to Ashtabula, Trumbull and Jefferson on the Pennsylvania and West Virginia lines. Which cooperative purchasing contracts can a Northeast Ohio district or city use?
All of them. Every cooperative contract we hold is available to public entities anywhere in Ohio, including all nineteen Northeast Ohio counties. Which one fits depends on the entity type, the scope of work and whether you already hold a membership. We'll help you figure that out before you commit to anything.
What size projects do you take on?
Our sweet spot is complex renovation work in the $250,000 to $20 million range, and we do a lot of projects in the $250,000 to $500,000 band. Very small scopes — a short stretch of sidewalk, a single repair — are usually better handled by a local contractor, and we'll tell you so.
Do you self-perform the work or subcontract it?
Both, depending on the trade. We carry in-house engineering, architecture, project management and general labor for some trades, and we buy all material ourselves rather than passing that to subcontractors. That means pre-construction planning has to be exact, which is a large part of why our projects run the way they do.
We've never worked with Prodigy. How does a project start?
Usually with a conversation and a walk-through. We develop the project with you to fit the budget, bring contractors in during budgeting rather than after, and charge little or nothing for the initial design work. You'll know what it costs before you're committed.
Do you handle design as well as construction?
Yes. We lead with engineering — function first, then architecture — and the engineers who design a project also manage it, so small problems get corrected in the field instead of becoming change orders. On large or highly specialized work we partner with outside architecture and engineering firms, and you pay for that only as it's needed.
