What We Do in Southeast Ohio

Prodigy is a single source for building work: building renovations and additions, commercial roofing, paving, HVAC, lighting, windows and doors, athletic facilities, career tech centers, theaters and auditoriums, storm damage restoration, and project management from design through closeout. We carry in-house engineering, architecture and project management, so the people who design your project are the people who run it.

Building Conditions in Southeast Ohio

Southeast Ohio is the part of the state the glaciers never reached, and that changes how a site works. There is no drift mantle; ODNR describes the land surface and the bedrock surface here as essentially the same thing. The dominant soil, Gilpin, sits 20 to 40 inches over interbedded shale, siltstone and sandstone, on slopes running to 70 percent. Footings and utility trenches hit rock routinely, and sites get benched and retained rather than graded flat.

Relief runs 350 to 600 feet, and slope stability is a design input rather than a footnote. The state hazard mitigation plan identifies the Appalachian Plateau as Ohio's most landslide-susceptible ground, with Belmont and Monroe counties at high incidence; ODOT counts more than a thousand landslide-impacted roadway sites in Monroe alone. Colluvium and red shales that weather and slip are the reason.

Then there is what is underneath. Ohio has roughly 8,000 abandoned underground mines across 41 counties, and 18 of the 21 counties we serve here are statutory mandatory mine-subsidence-insurance counties. Note the word residential: the state subsidence pool covers one-to-four family dwellings and expressly excludes commercial and industrial buildings. A public owner on undermined ground has no statutory backstop, so the risk has to be handled in the geotechnical investigation and the foundation design. ODNR's abandoned mine locator is the first place we look.

Along the Ohio River and in the narrow valleys, flash flooding is the region's most frequent hazard. Washington County alone accounts for 198 repetitive-loss structures and roughly $12 million in paid claims, the highest in the state, and Marietta accounts for 121 of them. Site elevation and stormwater routing matter here in a way they simply do not on flat ground.

About Southeast Ohio

The Muskingum River Navigation System still works the way it did in 1841 — ten hand-operated sandstone locks between Zanesville and Marietta, named a National Historic Civil Engineering Landmark in 2001 and the most intact system of its kind in the country. Ohio's modern school construction program was born here too. DeRolph was filed in Perry County in 1991 and decided in 1997, its record citing bowed walls and failing sewage at schools in Perry and Lawrence counties. Nearly two-thirds of Ohio districts have rebuilt since.

Which cooperative purchasing contracts can a Southeast Ohio district or city use?
All of them. Every cooperative contract we hold is available to public entities anywhere in Ohio, including all twenty-one Southeast Ohio counties. Which one fits depends on the entity type, the scope of work and whether you already hold a membership. We'll help you figure that out before you commit to anything.

What size projects do you take on?
Our sweet spot is complex renovation work in the $250,000 to $20 million range, and we do a lot of projects in the $250,000 to $500,000 band. Very small scopes — a short stretch of sidewalk, a single repair — are usually better handled by a local contractor, and we'll tell you so.

Do you self-perform the work or subcontract it?
Both, depending on the trade. We carry in-house engineering, architecture, project management and general labor for some trades, and we buy all material ourselves rather than passing that to subcontractors. That means pre-construction planning has to be exact, which is a large part of why our projects run the way they do.

We've never worked with Prodigy. How does a project start?
Usually with a conversation and a walk-through. We develop the project with you to fit the budget, bring contractors in during budgeting rather than after, and charge little or nothing for the initial design work. You'll know what it costs before you're committed.

Do you handle design as well as construction?
Yes. We lead with engineering — function first, then architecture — and the engineers who design a project also manage it, so small problems get corrected in the field instead of becoming change orders. On large or highly specialized work we partner with outside architecture and engineering firms, and you pay for that only as it's needed.
